C30 - Elementary “Y” Guaranteed Maximum Price (GMP) Bid Package 1 (Site Work)
Description

In accordance with the School Board’s contract with Parrish McCall Constructors Inc. for Construction Management At-Risk Services for Elementary “Y”, Parrish McCall Constructors Inc. presents to the School Board the GMP for Bid Package I (Clearing, Site Work, and Utilities).  This bid package includes clearing the site, earthwork, excavation, paving, sitework concrete, pavement markings, grassing, potable water mains, gravity sewers, and drainage.

Gap Analysis

The Agreement the School Board has with the Construction Manager (CM) At-Risk, Parrish McCall Constructors Inc., dated April 6, 2017, would be amended to establish a separate GMP for Site Work and Utilities.  Doing so will allow the contractor to move forward immediately with clearing and preparing the site. A separate and final GMP for Building Construction of Elementary “Y” would be added to the agreement at the June 29, 2017 Board Meeting.   

Previous Outcomes

The CM At-Risk is able to proceed with site work and underground utilities while final construction drawings and permitting is complete which will translate to an on time completion. 

Expected Outcomes

The CM At-Risk will proceed immediately with site work and underground utilities at Elementary “Y” translating to an on time completion.

Recommendation

Approve Elementary “Y” Guaranteed Maximum Price Bid Package 1 (Clearing, Site Work, and Utilities).

Financial Impact
The GMP Bid Package I (Clearing, Site Work, and Utilities) for the project is $2,564,555. These funds are available and will be funded with Impact Fees and LCIF.
