Title C40 - Conveyance of a Portion of Shadowlawn Elementary Bus Loop Blvd. to Clay County, Florida | ||
Description On May 30, 2007, the Reinhold Corporation conveyed by Corporate Warranty Deed, the Road Parcel now known as Bus Loop Blvd., to Clay County District Schools. The Road Parcel is the current entrance to Shadowlawn Elementary School and is identified in Schedule “1” of the Corporate Warranty Deed. Exhibit A of the Corporate Warranty Deed specifies the Covenants and Easements. Exhibit A, paragraph 1. (b) of the Covenants and Easements states that if Reinhold elects to improve the Road Parcel, the District shall cooperate as required to dedicate the improved Road Parcel to Clay County, Florida as a public right of way (by executing a deed of dedication conveying the Road Parcel to Clay County, or by executing a Plat dedicating the road to public use). Reinhold has elected to improve the Road Parcel, with construction commencing upon the conclusion of this school year so that the road may be completed prior to the 23/24 school year. In accordance with the Corporate Warranty Deed’s Covenants and Easements, the District is being requested to convey the Road Parcel to Clay County as a public right of way to facilitate the construction of the road. Reinhold has requested the conveyance by Plat as it is dedicating additional width for the Road Parcel. The Road Parcel to be conveyed is as described in Schedule “1” of the Corporate Warranty Deed. The Plat for the Road Parcel along with the added right of way width by Reinhold will be submitted to the Clay County Board of County Commissioners for acceptance. Upon acceptance by Clay County, the CCSB Board Chair, along with a representative of Reinhold, must sign the Plat to dedicate the entire Road Parcel to Clay County. | ||
Gap Analysis Bus Loop Blvd. is a simple roadway that only meets the minimum needs of the school. Upon conveyance, the Reinhold Corporation will upgrade the Road Parcel to bring it up to the standards of a public road. There is a future 725 DU development that will be built encompassing some of the perimeter of Shadowlawn Elementary. The upgrade to a public road is necessary to accommodate the future development and prevent future traffic flow problems to the school. | ||
Previous Outcomes Clay County District Schools has not conveyed a road to the county for upgrades. | ||
Expected Outcomes The Board will approve the conveyance by plat of a portion of Shadowlawn Elementary Bus Loop Blvd. to Clay County, Florida. | ||
